Grading, excavation, and foundation under our A and B licenses, done right on sloped or tight lots where other builders struggle.
Utility connections
New sewer laterals, water service upgrades, and drainage: often the biggest hidden cost in an ADU, and our core specialty.
Structure & finish
Ground-up construction or garage conversion: framing, roofing, and coordinated finish trades.
Electrical service
Panel upgrades, new subpanels, and full unit wiring under our own C-10. No waiting on a third-party electrician.
Detached, attached, or garage conversion: we manage plans, permits, and inspections through final sign-off, and we quote the whole scope up front, including the underground work other bids conveniently leave out.
Structures & tenant improvements
Utility buildings, enclosures, tenant improvements, and commercial construction requiring coordinated trades.
Los Angeles ADU rules at a glance
- Lot size
- No minimum. If you have a house, you can almost certainly have an ADU
- Unit size
- Detached up to 1,200 sq ft in LA; every jurisdiction must allow at least 800
- Setbacks
- 4 ft side and rear for new detached units; conversions keeping the footprint need none
- Height
- At least 16 ft detached (18 ft near transit); up to 25 ft attached
- Parking
- Usually none required; waived within ½ mile of transit
- Permits
- City must act on a complete application within 60 days; typical fees $4,000–$15,000
- Occupancy
- No owner-occupancy requirement. Rent either unit
